After years of decline and stagnation, the local housing market picked up in the second quarter of the year.

According to figures offered by two pros and the Williamsburg Area Association of Realtors, sales rose in the greater Williamsburg market, prices were stable and inventory on the market continues to shrink. All three are keys to recovery.

“Increased sales for 9 out of 10 months over the same month the previous year,” reported Realtor Rolf Kramer of Liz Moore and Associates in his emailed newsletter.

Linda Kinsman, executive director of Realtor Association, said that factoring out April when there was an unexplained drop, sales have risen an average of more than 4% a month since September 2011.

According to her figures, which count three Zip codes making up Williamsburg and James City, 516 single-family houses sold in the first half of 2012. That’s a 14% jump over the the same point in 2011, and the highest half-year total since 2008. Read More
